Check out the competition. Go to open houses and research houses on-line to see who your competition is.  You want to set your home apart from the other houses on the market.  As you’re looking, make a note of those things that are appealing to you and also those things that distract you.   Determine what you can do to make your home the one a buyer will want to call their own.


Make a good first impression.  This means cleaning up the yard and shrubs, planting fresh flowers, picking up toys, bikes, and yard equipment.  If you have pets, clean up after them.  If a buyer sees an unkept yard when they drive by they’ll think the inside is uncared for too and won’t look any further.


Remove clutter.   This means discarding, packing, or finding a new home for the myriad of items that take up space on your countertops, drawers, cabinets, closets, and shelves.  Buyers are looking for space - clutter only covers it up.


Lighten Up.  Buyers are attracted to a house filled with light. Open the blinds.  Remove heavy draperies.  Clean the windows.   Take note of the lighting in your home and add  lamps where necessary. Increase the wattage in your light bulbs and consider using white or light colored lamp shades. 


Clean, clean, and clean again.  It’s so important to have your house sparkling clean while it’s on the market.  If you can’t do it, hire a professional service to give it a thorough cleaning. 


Details Make a Difference.  Don’t forget the little things that can be big things to a home buyer.  Sweep the front porch.  Make the beds.  Don’t leave dirty dishes in the sink.  Take out the trash.  Hide the dirty clothes.  Freshen up the bathrooms.  Put away the toys.  Set out a vase of fresh flowers.
